Window cleaning looks simple from the ground floor. The trouble starts at the second story, the tall entry glass over the stairs, the fixed pane above a sloped flower bed, and the arched window nobody has touched since the house was built. Those are the ones people fall off ladders trying to reach, and they usually fall doing the same thing: leaning out past the rails to finish one more pane instead of climbing down and moving the ladder.
We take the ladder out of the equation on most of that glass. Our carbon fiber water-fed poles reach over 50 feet, so the tech stays on the ground while purified water does the washing and rinsing up top. Nothing rests against your stucco, nothing digs into a flower bed, and nobody is balancing on a rung above a hard surface. On the panes that genuinely need detail work we still wash by hand, because a pole cannot beat a squeegee on a reachable window.
The second reason is the mineral spotting, which is a Valley problem more than a window problem. Sprinkler heads clip the same window every morning, the droplet flashes off in 100 degree heat, and the calcium stays behind and layers. That is deposit, not dirt. Household cleaner smears it. It needs an acidic treatment left to dwell and then rinsed off completely, and it needs someone who can tell the difference between spotting that will come off and glass that is already etched. If it is etched we will tell you, because charging to polish glass that is going to look cloudy anyway is not a service.

Spiders, webs and dead insects in the sill are the most common thing we clean off Valley windows, and they come back fastest where nobody looks.
Windows are prime real estate for spiders. The frame gives them an anchor, the light pulls in the insects they eat, and the recess keeps the wind off. Give it a year and you have webs in the upper corners, egg sacs behind the screen, and a line of dead bugs collected in the track. Wasps like the same spots, tucked up under a window head or behind a shutter. A real cleaning takes all of it off, including the frame and the track where the debris actually collects, not just the pane your guests are looking through.
Problems get found early. Somebody working on your windows at arm's length sees things you do not see from inside. Cracked glass, a sash painted shut, wood rot starting at the bottom of a sill, screens that no longer fit their frame, glazing that has gone brittle and dropped out. We tell you what we saw when we are done. Small window problems stay cheap only while they are small.
Broken and stuck windows are a safety issue. A cracked pane or a failed latch is not just a nuisance. Windows are exits, and one that will not open, or one held shut with a broken lock, is the wrong thing to discover in an emergency. We flag anything that is not operating the way it should.
Mold and mildew get taken off. Black spotting shows up on sills and along the bottom of the frame, usually on the north side of the house where the tule fog keeps things damp for weeks and nothing dries out. That is surface growth and it gets cleaned. Honest limit: if the fog is between the two panes of a double-pane window, no cleaning touches it. That is a failed seal, the moisture is sealed inside the unit, and it needs new glass. Anyone quoting you a cleaning to fix it is taking your money.
One more limit worth knowing. On newer construction we do not razor scrape tempered glass. Tempered panes can carry fabrication debris fused into the surface, and a blade drags that debris across the glass and leaves permanent scratches. Stucco splatter and paint overspray get handled a different way, and we price that separately.

Clean glass changes how bright a room feels more than any bulb you can put in the fixture. It is the cheapest thing you can do to a house that everybody notices.
Valley dust and pollen haze a window so gradually that you stop seeing it. People notice the day it comes off, usually in the late afternoon when the sun is low and the glass finally reads as glass.
