Stain is not paint. Paint sits on top and hides the concrete. Stain goes into the concrete and works with whatever is already in it, which is why two slabs poured the same week by the same crew can take the same product and finish two different colors.
Reactive acid stain is a metallic salt in a mild acid carrier. It reacts with free lime in the cement and leaves a permanent, translucent color: tans, browns, terracotta and a green most people describe as weathered copper. The mottling is the point. If you want one flat even color with no variation, you do not want a stain, you want a coating, and we will tell you that before you pay for the wrong product.
Water based stain is pigment carried into the open pores. The color range is far wider, including greys, charcoals, blues and blacks that acid stain simply cannot make, and the result reads more consistent end to end. It does not rely on a reaction either, so a hard trowelled interior floor that will barely take acid stain often takes a water based one nicely.
Where the day actually goes is prep. Grinding or profiling, pulling old sealer and glue, degreasing oil, opening up a slab that was trowelled shut, then a test patch in a corner so you see the real color on your own concrete in your own light before we commit the whole floor.
The number moves with square footage, the condition and age of the slab, how much grinding it takes, whether an old coating has to come off, how many colors you want and which sealer goes over the top. One written number before we start, and no surprise line items after.

We stain the slabs people actually use: driveways, front walkways, back patios, pool decks, garage floors and shop and showroom floors.
The reason staining makes sense here is simple arithmetic. Nearly every Valley house has a big slab out front and a covered slab out back, and both of them are structurally fine long after they stop looking good. Coloring a sound slab costs a fraction of tearing it out, and it does not put a driveway full of broken concrete in a landfill.
What we will not do is use color to hide a structural problem. Spalling, heaving and a slab that is breaking up need repair or replacement first, and we say that at the estimate rather than after your money is spent.
Commercial staining is the same process on a longer schedule: tasting rooms, restaurant patios, retail floors and office lobbies. We are open 24 hours a day, so the grinding noise can happen when your customers are not standing in it.

Because the stain is the cheap part of a stain job, and the part that goes wrong is always the concrete underneath it.
Before we quote a color we read the slab. Age, whether anything has ever been put on it, curing compound on a newer pour, oil in the parking spots, silicone from an old caulk joint, glue from carpet or tile, how hard it was trowelled, where the cracks run and what the moisture is doing. Every one of those changes how the color lands, and none of them are visible in a phone photo.
The quickest check anyone can do is water. Flick some onto the slab. If it soaks straight in and darkens, the concrete is open and it will take stain. If it beads or sits there, something is already on the surface, and that something has to come off before a drop of color goes down. People are often surprised, because a sealer put on eight years ago can be invisible and still block everything.
Then there is Valley weather, which sets the calendar. A slab in direct Fresno sun in July can sit at 130 degrees, which flashes both stain and sealer before they can level out, so we start early, shade what we can, and in high summer we would rather move a job to the next morning than fight it. Winter has the opposite problem, because tule fog keeps a slab damp for days and sealing a damp slab traps moisture under the film and turns it milky.

If you want warm variegated earth tones on an exterior slab with some age on it, use acid stain. If you want a specific color, a grey, a charcoal, a blue or a black, or the slab is newer and hard trowelled, use water based.
Acid stain needs something to react with. The metallic salts in it are looking for free lime in the cement, and where they find it they form a permanent mineral color inside the surface. That dependence is also its limit. A hard trowelled or power floated floor has a dense, closed surface with very little available lime, and a slab that has been washed and weathered for thirty years may have lost most of what it had at the top. Both cases come out lighter and blotchier than the sample, which is exactly why we test.
Water based stain does not react. It is pigment in a carrier, so it goes where the pores are open and stays whatever color it is. That makes it predictable, gives you a much larger palette, and lets you layer two colors for depth. Applied heavily it starts behaving a little like a thin coating, which is a trade worth understanding before you pick a dark color for a driveway.
Reactive stain also has a step people forget. After the reaction it has to be neutralized and the residue rinsed and scrubbed off. Until that happens the floor looks awful, chalky and uneven, and every first time customer thinks the job failed. It does not look like the finished floor until the residue is gone and the sealer is on.
For most Valley exteriors we end up on acid stain for patios and older driveways, and water based for garage floors, interior slabs and anywhere the customer has a specific color in mind. Plenty of jobs use both, an acid stain base with a water based accent worked in, which is how you get depth without it looking printed.
Color only goes where the stain can get in, so anything blocking the pores decides your pattern before the first jug is opened.
Old sealer is the biggest culprit. It has to be ground or stripped, not scuffed, because stain will not go through a film and you will get a perfect map of wherever the sealer was still intact. Curing compound on a newer pour behaves the same way and is nearly invisible until you try to color through it.
Oil is the honest conversation. Stain cannot penetrate concrete that has oil deep in it, so an old parking spot generally stays visible as a lighter or darker area no matter what we do. Degreasing pulls what is near the surface, grinding takes more, and past a certain depth the choice is to accept the spot or to stop staining and start coating. We show you a test patch right over the worst spot so you are deciding with your own eyes.
Grinding is what makes color even. A light diamond grind opens the whole floor to a consistent profile, takes off the weak surface layer, and removes glue, paint flecks and mastic in the same pass. The trade is that you lose some of the natural character of the surface, so on a patio with pleasant variation we sometimes grind lighter on purpose.
One safety detail that never makes it into a sales pitch: grinding concrete produces respirable crystalline silica. We run vacuum shrouded grinders with proper filtration rather than sweeping a garage full of dust into your driveway, and that is not optional on our jobs.
Efflorescence has to be dealt with before color, because those salts will keep pushing through a stain and a sealer. That usually means an acid clean and a full neutralize first, then drying time before staining.
Last, stain is not wear protection at all. On its own it scuffs off edges and traffic lines. The sealer over the top is where you decide how the floor behaves: matte penetrating for a natural look, acrylic for light sheen outside, urethane or polyaspartic in a garage that sees hot tires, and always an anti slip additive anywhere the surface gets walked on wet.
