Soft Wash vs Pressure Wash, Which Does My Siding Need?

If it is a hard, non-porous, horizontal surface like concrete, it can take pressure. If it is stucco, siding, painted wood, a roof or anything with a seam water can get behind, it needs a soft wash.

Pressure washing works by force. Water at a few thousand PSI mechanically removes whatever is on top of the surface, which is exactly what a driveway needs and exactly what a wall does not. On stucco, that force opens pinholes in the finish coat and drives water into hairline cracks the wall has been living with for years. On siding, it forces water up behind boards and into wall cavities where nobody sees it until there is a stain on the drywall inside.

Soft washing inverts the priority. A cleaning solution appropriate to the surface is applied at low pressure, allowed to dwell so it kills the mold, mildew, algae and bacteria at the root rather than shearing the visible layer off, then rinsed away gently. The surface is never asked to survive force it was not built for.

The lasting difference is the part homeowners notice a year later. Pressure removes the discoloration; the organism is still alive in the pores and grows back on the same schedule. Soft washing kills it, so the wall stays clean substantially longer for the same visit.

The practical rule we use on a Valley home: concrete flatwork, brick, pavers and heavy industrial substrates get pressure, matched to the surface. Stucco, all siding types, painted trim, fascia, soffits, eaves, roofing of every material, fencing, patio covers and screens get soft washed. Plenty of homes need both on the same visit, and that is a normal job for us.

There is one telltale you can check yourself after a bad wash. Look at the stucco under a hose bib or along a corner in raking afternoon light. If you can see a fan-shaped pattern of tiny pits, or the sand finish is smoother in a band at chest height than it is up high, that is wand damage, and it does not come back. On siding, look for water staining on the inside of the wall a season later. That is what force through a lap joint does.

One warning worth repeating. If a company quotes you a whole-house wash and never asks what the exterior is made of, they have already told you which tool they plan to use on it.

Organic Growth

What Are Those Green And Black Streaks On My Stucco?

They are living organisms, algae, mildew and mold, not dirt. That is why scrubbing and rinsing never fully works and why they always return in the same places.

The green film is usually algae. The black or gray streaking is typically mildew and mold colonies, and the dark, powdery deposits under eaves and in corners are the same family. The black streaks people see running down a roof are a specific one, a hardy blue-green algae called Gloeocapsa magma, which is why roof streaks look different from wall growth and why they always start on the shaded slope. All of them need three things: moisture, shade and something organic to feed on. A north-facing Valley wall in December supplies all three generously.

That is also why the north side of a house looks like a different building from the south side. The south and west elevations get baked dry by early afternoon almost every day of the year here. The north elevation never does. It stays cool, it holds the morning damp, and from November through February the tule fog keeps it wet for days at a stretch. Growth does not spread evenly and then get scrubbed off unevenly. It only ever grows where it can stay wet.

Fresno gives them a specific seasonal cycle. Tule fog holds moisture against walls for weeks at a time in winter, and irrigation overspray keeps the lower few feet damp year-round. Ag dust and pollen settle on the wall and become the food source. Then summer bakes the whole colony into the surface, which is why a wall neglected through August is significantly harder to bring back than one cleaned in spring.

Location tells you what you are dealing with. Streaking that runs vertically below a gutter joint is usually a leak feeding growth. Growth concentrated in the bottom three feet is almost always sprinkler overspray. A uniformly dark north elevation with a clean south elevation is the classic shade-and-fog pattern, and it is the single most common call we get.

Left alone it does more than look bad. Organic growth holds moisture against the finish coat, and moisture in stucco eventually means efflorescence, spalling and paint failure. On siding it works into seams. It is also an allergen sitting on the wall right outside the windows you open in spring.

The treatment is straightforward when the method is right: a surface-appropriate solution applied at low pressure, given real dwell time to kill the organism rather than just bleach the color out of it, then rinsed. Fixing the cause matters too, so we will point out the leaking gutter joint or the sprinkler head aimed at your wall, because otherwise the growth is back before the next fog season ends.

Two honest limits. First, not every mark on a wall is alive. Chalky white deposits on stucco are usually efflorescence, minerals coming out of the wall itself, and no amount of cleaning solution stops that from returning until the moisture source behind it is fixed. Second, a wall that is simply dusty from an August of ag traffic does not need a chemical wash at all. A rinse gets it, and we will say so rather than sell you a treatment the wall does not need.
