Every coating failure we get called out to fix tells the same story. The floor looked great for a few months, then it lifted at the garage door line, or a tire pulled a patch up in August, or the whole thing went milky after the first foggy winter. Almost none of those are product failures. They are bond failures, and the bond was decided on prep day.

So we start with two tests. Water on the slab tells us whether anything is already on it, because a surface that beads has a sealer or a curing compound in the way. Then a moisture test tells us whether the slab is pushing water up from below. Plenty of Valley slabs were poured before vapor retarders were standard, and those will do exactly that, and a coating over a slab that is passing moisture delaminates in sheets no matter what you spent on the product.

Prep is diamond grinding, not acid etching. Grinding gives an even, measurable profile across the whole floor and takes off the weak surface layer along with old sealer, glue and paint. Etching is inconsistent, leaves residue behind and does nothing about contamination. We run vacuum shrouded grinders, because grinding concrete produces respirable crystalline silica and an enclosed garage is the worst possible place to be casual about that.

Then the system goes down in order: crack and spall repair, prime or base coat, color or flake if you want it, then the topcoat, with each coat landing inside the recoat window for the one before it. Miss that window and the next coat is relying on adhesion to a cured surface instead of a chemical bond between layers, which is where a floor learns to peel.

Winter is the other end of the same problem. Cold slabs slow the cure, and tule fog keeps exterior concrete damp for days at a time, so sealing a driveway in January is a good way to trap moisture under a film and turn it white. We schedule exterior sealing around the fog rather than around the calendar.

Cure dates get written down and we mean them. Foot traffic and vehicle traffic are two different milestones, and hot tire pickup is what lifts a floor that got driven on too early. A hot tire cools and contracts against a coating that has not fully cured, grips harder than the coating grips the slab, and takes a patch with it when you back out.

Detail work decides the rest. Hairline cracks get a rigid filler, moving cracks and control joints get treated as joints rather than filled solid, because a joint that gets bridged will just crack through the new coating in the same place. At the garage door the coating gets a clean terminated edge instead of a feathered one, because a feathered edge is the first thing a tire ever peels.

Penetrating Sealer Or Topical Sealer, Which Does My Concrete Need?

If you want the concrete to look exactly the way it looks now and simply stop absorbing water and salts, use a penetrating sealer. If you want color depth, a sheen or a wet look, use a topical.

Penetrating sealers, generally silane or siloxane based, react inside the pores and leave nothing on the surface. There is no film, so there is nothing to peel, nothing to blush white and no change in traction. They wear out rather than fail, usually over several years, and renewing them is a clean and reapply rather than a strip and redo. On exposed exterior flatwork, driveways, walkways and patios, this is the one we recommend most often.

Topical sealers, acrylic or urethane, form a film on top. That film is what darkens the concrete, deepens the color of exposed aggregate or a stain, and gives you the wet look people usually have in mind. The trade is that a film wears in traffic lanes, it can turn milky if moisture gets trapped under it, and once it starts failing it needs stripping rather than a quick recoat.

On pavers the sealer is doing a second job that matters more than the shine. A joint stabilizing sealer locks the sand in the joints so it stops washing out with every irrigation cycle and stops weeds getting a foothold. What has to happen first is efflorescence removal, because sealing over a white bloom locks it in permanently and the only way out from there is stripping the sealer.

Traction is the safety point. Any film sealer on a pool deck, a sloped entry or a ramp needs an anti slip additive in the topcoat. Sealed smooth concrete when wet is genuinely dangerous and it is not worth the look.

The honest limit: a newer broom finish driveway in good condition does not need a sealer to survive Fresno. If somebody is selling you an annual driveway seal, ask them exactly what it is protecting against, because for a lot of Valley flatwork the answer is not much.

Failures

Why Garage Floor Coatings Fail

They fail because the slab was wet, the surface was never profiled, or something was left on it that the coating could not bond through.

Moisture is the one nobody checks. An older slab poured without a vapor retarder, a high water table, or irrigation running against the foundation all push water vapor up through the concrete. A coating over that lifts in sheets or bubbles, and no amount of product quality changes it. A calcium chloride or relative humidity test takes a day and tells you whether you need a moisture tolerant primer system or whether you should not be coating at all.

Profile is the one that gets skipped. Coatings need a mechanical key, and a hard trowelled garage slab is closed tight. Grinding opens it to a consistent profile across the entire floor. This is the single biggest difference between a professional install and a weekend kit, and it is why the kit lifts at the door where the tires work hardest.

Contamination is the one that surprises people. Oil that soaked into concrete over fifteen years comes back up through a coating as a fisheye or a soft spot that never hardens. Degreasing pulls what is near the surface and grinding takes more, but past a certain depth it has to be cut out or accepted. Silicone from an old caulk joint does the same thing over a much smaller area, and it is why one dinner plate sized patch will refuse to cure while the rest of the floor is perfect.

Old coatings cannot be built on. A new epoxy is only ever as good as what it is stuck to, so a failing coating gets ground off rather than sealed over. That is honest labor and we quote it as its own line so you can see the cost before you commit.

Recoat windows and cure times finish the list. Past the recoat window a coat has to be mechanically abraded before the next one goes on. And driving on a floor before it has cured is what causes hot tire pickup, the tire shaped patch that lifts in August and is the most common failure we get called about in this Valley.

If your slab is spalling, oil soaked and pushing moisture, we will tell you it is a repair job before it is a coating job. Pretending otherwise just costs you the price of the coating twice.
