Pricing & Quotes

What Does Exterior Cleaning Cost?

Every property is different, so we do not publish flat rates. Here is what shapes pricing and how to get your exact number.

Yes, every estimate from Valley Wash Pros is completely free and comes with no obligation. The fastest way is to call (559) 373-2706 with a few details about your property, or fill out the form below. We typically respond the same business day. There is no pushy follow-up, and no pressure to book.

Four things drive the quote: property size (square footage), surface type (stucco, concrete, tile, wood, brick), degree of soiling (light maintenance vs. heavy algae or staining), and access difficulty (multi-story, gated, tight side yards). A single-story driveway is a very different job from a two-story Spanish-style exterior with extensive tile work. Typical residential ranges are broad, so request a free estimate for an accurate number specific to your home.

We accept cash, card, direct deposit, and check. Payment is due upon job completion unless otherwise arranged in writing for commercial accounts. We do not require a deposit for standard residential work.

Height adds time and equipment requirements, so yes, two-story and larger properties are typically priced higher than single-story equivalents of the same square footage. In some cases we use a boom lift for safe access, which is reflected in the quote. Our team will assess access during the estimate process so there are no surprises on job day.

Methods & Safety

Soft Washing, Pressure, and What Is Safe

The wrong method on the wrong surface is how exteriors get damaged. Here is how we decide, and what we do to protect everything we are not cleaning.

Soft washing uses low water pressure combined with biodegradable cleaning solutions to kill and remove organic growth, mold, mildew, and algae at the source. Because the pressure is low, there is no risk of forcing water behind siding, lifting roof granules, or etching painted surfaces. It is the industry-recommended method for roof cleaning, stucco, wood siding, and painted surfaces.

High-pressure washing is the right tool for hard, dense surfaces that will not be damaged by force: concrete driveways, masonry retaining walls, brick pavers, and commercial sidewalks. Valley Wash Pros matches PSI and technique to the surface every time.

Not when done correctly. Valley Wash Pros uses low-pressure soft washing for all tile and composition roof work. Our cleaning solutions dissolve algae, lichen, and black-streak-forming bacteria without any mechanical damage to the roofing material.

Yes. Valley Wash Pros cleans solar panels using deionized or purified water with soft brushes and no abrasive chemicals. This method is consistent with manufacturer guidelines for most major panel brands. We do not use high pressure directly on panels.

We pre-wet surrounding vegetation before applying any cleaning solutions, and we rinse thoroughly after the work is complete. Our soft-wash chemicals are biodegradable and diluted to safe concentrations. Pets should be kept indoors or away from the work area during the job.

Scheduling & Service Day

Booking, Timing and What Happens On The Day

What to expect from the first call through to the final rinse, including the things people usually only find out on job day.

During peak spring and summer months, lead time is typically a few days to one week. Off-peak, we can often schedule within 1 to 2 business days. Emergency service is available for situations like pre-event cleanup or post-fire-retardant removal.

Not necessarily. For exterior-only work where water access and property access can be arranged in advance, many customers are at work while we complete the job. We require clear access to water and any gates need to be opened for us. We confirm all access logistics before job day.

A driveway cleaning on a standard residential property runs roughly 1 to 2 hours. A full exterior house wash takes 2 to 4 hours depending on size and soiling level. Roof cleaning jobs can take 2 to 5 hours because the soft-wash dwell time is part of the process. Gutter cleaning on a single-story home is typically under 2 hours.

Light rain does not automatically stop a job. Heavy rain, however, dilutes soft-wash solutions before they have time to work and creates safety hazards on roofs. If rain is forecast to be heavy on your scheduled day, we will reach out in advance to reschedule at no charge.

We connect to the customer's outdoor water supply via a standard garden hose bib. A typical exterior house wash uses roughly 50 to 200 gallons depending on property size. For solar panel cleaning, we use deionized water from our own supply tank. We do not charge for water used from your supply.

For most homes in the Fresno area, once or twice per year is sufficient. If you have mature trees overhead, particularly pine, eucalyptus, or oak, the debris load is heavier and two to three cleanings per year may be warranted. Blocked gutters cause water to back up under fascia boards and overflow onto foundations.

Coverage & Company

Where We Work and Who Shows Up

Insurance, service area, HOA and property manager questions, and who is actually going to be standing on your roof.

Yes. Valley Wash Pros works with property managers, HOAs, commercial building owners, and facility maintenance teams across Fresno and the Central Valley. Commercial accounts can be set up on recurring schedules with invoicing and documentation for your records.
