How Many Accessible Stalls Does My Fresno Lot Need?

The ADA baseline is one accessible stall for the first 25 spaces, and the ratio steps up as the lot grows. At least one in every six accessible stalls has to be van accessible, and a lot with only one accessible stall has to make that one van accessible.

That is the floor, not the answer for your property. California building code and your local jurisdiction can require more, and lots laid out decades ago often do not meet current requirements at all. Before a new layout goes down, confirm the count and the dimensions with the building department that has jurisdiction over your site. We paint to whatever they sign off on, and we will not talk you into guessing.

The part that gets missed is not the count, it is the access aisle. Every accessible stall needs a marked, hatched aisle next to it, and van accessible stalls need a wider one so a side lift has room to come down. Two accessible stalls are allowed to share one aisle between them, which is how most well laid out lots handle it. A blue stall painted with no proper aisle beside it does not function as an accessible stall at all, and correcting exactly that is one of the most common calls we get.

Slope matters as much as paint does, and paint cannot fix it. Accessible stalls and their aisles have to be close to level in every direction, so an accessible space marked at the low corner of a lot that drains hard is a problem striping will not solve. In the cool months it means waiting for the surface to be dry rather than for the fog to lift. Those are not the same moment, and they are often hours apart.

Surface prep is the other half of it. Oil drips, tire rubber and fine ag dust all block adhesion, so anywhere a new line is going to land gets cleaned first. On a lot that has never been washed, that step by itself is the difference between three good years and one.
